Situation

A firm of advisors and their client, an experienced group of property investors and developers, reached out to Capitalise for market options through which to inject fresh capital into the business. The group had two large multi-million-pound residential schemes close to completion and required the extra capital to expedite completion and market for sale.

 

Solution

While mezzanine funding was an option, a more cost-effective solution was pinpointed in leveraging an existing unencumbered asset (with pre-existing planning permissions) within the group structure.

 

Result

Despite the significant COVID-19 disruption felt across the market, a £3.825m debt facility for the group was concluded successfully.
