What determines your bridging loan repayments?

The bigger the loan, the higher your monthly interest and total repayment, all else being equal.
Monthly rate
Even a small difference here adds up fast, since it compounds every month you hold the loan rather than annually.
Term
A longer term means more months of interest, so total cost rises even if your monthly figure stays flat. Bridging loans typically run from a few months up to around 18 to 24 months.
Interest structure
Serviced interest is paid monthly, so the balance stays flat and this calculator's total repayable figure applies directly. Rolled up interest is added to the balance each month instead, so the true total will run higher than a straight loan plus interest calculation, since you are paying interest on a growing balance. Retained interest is deducted from your advance upfront based on an estimated term.

Why are bridging loan rates quoted monthly, not annually?
Bridging loan rates are quoted monthly because a bridging loan is designed to run for a few months up to around 18 to 24 months, not for decades like a mortgage, so pricing it annually would be misleading. A monthly rate of 1%, for example, works out at roughly 12% a year, which looks steep next to a mortgage until you remember it is covering a matter of months rather than a full term of borrowing.
